Marketing the Property
We take the photos, prepare and post the listings. We also will record a video walk through to better expose the property. Maximum exposure is important in commanding higher rents. We analyze market rents and will work to get you the highest rent possible. We market your rental property online via Zillow, Trulia, Apartments.com, Westside Rentals, Craigslist, and other media outlets.
Showing the Property
We handle phone calls and emails from prospective applicants. After pre-qualifying the applicant we make an appointment to meet the applicant and show them the property. If the prospective tenant likes the property we provide them with a Fair Housing Complaint Application which explains the application process.
Screening Applicants
After receiving a completed application(s), we begin the screening process. This consists of making sure we receive all documentation from applicant and running credit and background checks which consist of criminal and prior eviction checks, as well as contacting any prior landlords, current and past employer references, and verifying income, to determine best possible applicant for the property.
Lease Agreement
We ensure the lease is properly filled out, and executed by the tenant and you, the property owner. Protecting you, your property, and your rental income is our highest concern. Our forms are up to date with California laws and regulations.
Collect Move-In Funds
We have the new tenants send you the move-in funds direct to you. Your choice of cashier’s check or electronic transfer. After receipt of the move-in funds we provide the tenants with keys and property instructions. We send you copies of the lease documents and hand the relationship over to you. Unless you want us manage the property for you.
Pricing
Try us out. We’re so sure you’ll love our service, you will never return to renting out your property on your own again. Our fee is only $800. For first-time clients, your fee is only $495
Our fee is due and payable only after we have placed the tenant and you have received the move-in fees (security deposit and first month’s rent).
