What we do for you
Marketing your property
We take the photos, prepare and post the listings. Maximum exposure is important in commanding higher rents.
We analyze market rents and will work to get you the highest rent possible.
We market your rental property on Multiple Listing Service (MLS), Zillow, Trulia, Westside Rentals, Craigslist, and other media outlets.
Showing your property
We handle phone calls and emails from prospective applicants.
After pre-qualifying the applicant we make an appointment to meet the applicant and show them the property.
If the prospective tenant likes the property we provide them with a Fair Housing Complaint Application Packet which explains the application process.
After receiving a completed application(s), we begin the screening process.
This consists of making sure we receive all documentation from applicant and running credit and background checks which consist of criminal and prior eviction checks, as well as contacting any prior landlords, current and past employer references, and verifying income, to determine best possible applicant for the property.
Lease and documentation
We utilize California Association of Realtor forms as the basis for all lease agreements and related documents; lead paint disclosures, and addendums.
We ensure the lease is properly filled out, and executed by the tenant and you, the property owner. Protecting you, your property, and rental income is our highest concern.
Tenant move-in inspection
At the time the tenant takes possession of the property, we conduct a walk through inspection with the tenant. We document the condition of the property, take photographs, and have the tenant sign off on the inspection report. This protects you, the owner, from any conflicts that may arise at the time of the tenant’s departure at the lease’s end or termination of vacancy.
You have two options:
If you only need to have us handle the leasing of your property, we charge a one time fee equal to half of one month’s rent.
Our fee is due and payable only after we have placed a tenant in your property and you have received the security deposit and first month’s rent.
If you would like us to manage your property on an ongoing basis, we charge $150 per month.
